The project is called Main & Monroe Phase I and consists of the construction of a new 5-story mixed-use building at the intersection of Main and Monroe Streets in Rahway, New Jersey. Street will be extended between the southern (Phase I) and northern (Phase II) buildings. The building will include three retail units and 116 residential units. The basement will contain utility rooms and parking for 59 vehicles. The first floor will contain the entrance lobby, offices, three retail spaces and parking for 55 vehicles. Two elevators and two separate staircases will be constructed. A pool will be provided at the second floor courtyard. Site work includes minor demolition, utilities, excavation, minor grading, road construction, landscaping, sidewalks, curbs, lighting and signage. The foundation will consist of shallow depth concrete footings. Underpinning of adjacent structures will likely be required. Foundation walls will consist of poured concrete. The basement slab on grade will be 5” thick. First and second floors will consist of 12” thick poured concrete. Floors three, four and five will be constructed with 18” deep wood trusses. Exterior walls will consist of 2×6 wood studs. Roof framing will consist of prefabricated 18” deep wood trusses. The building exterior will consist of brick, fiber cement panels and cast stone. Windows will be double-hung units with aluminum storefront at the retail units. Metal canopies and awnings will be installed at the first floor level. The roof will be a flat adhered TPO membrane. Interior finishes will consist of typical materials such as ceramic tile bathroom floors, painted drywall walls/ceilings and luxury vinyl tile floors in the residential units.
