The project located at 340 Mount Kemble Avenue in Morris Township, New Jersey entails the selective demolition and reconstruction of an existing 3-story, ~435,188 gross sf commercial building.  Extensive site demolition will be undertaken. New sitework will include asphalt parking lot pavement, striping, site lighting and select underground utilities work. A limited stormwater detention system will be installed. The existing building will undergo complete interior demolition.  Existing exterior walls, windows, rooftop HVAC units and roof membrane will be removed. Minor new additions will be constructed on the front of the building on the ground and first floors. The additions will require poured concrete shallow depth footings, slab on grade and structural infill on elevated floors and the roof. Existing floor framing will remain. The entire exterior of the building will receive a new curtainwall system. A new single-ply TPO flat (low-slope) roof membrane will be installed over tapered rigid insulation on the roof deck. New lobby and core elements including toilets and utility rooms will be constructed. An Amenities area will be constructed on the southeast side of the ground floor. The Amenities area will include conference rooms, dining room, kitchen, servery, gaming room, breakout room, fitness center, locker rooms, storage and office. Existing elevators and stairs will be replaced. New metal stud partitions will be constructed generally at the core areas. New finishes will be installed throughout including suspended acoustic ceiling tile, porcelain tile at toilets, painted drywall walls, vinyl wallcovering and special lobby finishes.
