The Project site is located on the irregularly shaped parcel known as Block 13002 Lot 1.01, comprised of approximately 0.5 acres. The site is bordered to the west by Marin Boulevard, to the north by Morgan Street, to the east by existing multi-story buildings, and to the south by Stueben Street. Prior to the recently started construction, the site consisted of an unpaved parking lot rented by a private contractor as an equipment staging area for a south adjacent construction project. The site is situated within a well-developed area. The surrounding development includes an existing multi-story building, public utilities and public roadways. There are no jurisdictional wetlands on the site. The subject premises are located in a Special Flood Hazard Area designated as zone AE (elevation 11).
The building will have a new water-service connected to the existing water main located under Morgan Street. Storm water will be collected and discharged to existing storm system under Steuben Street. A new sanitary lateral will connect to the existing brick sewer main located along Morgan Street. Electrical service will be provided from an existing electrical main under Steuben Street. Gas service will be provided from existing service under Morgan Street. Existing curb and sidewalks will be removed and replaced with new concrete curbing along the entire frontage of the property. A concrete drive thru in front of hotel entrance will be provided. No on-site parking will be provided.
The proposed building will consist of a 137,000 GSF, 10-story building with 211 hotel rooms and ground floor retail/restaurant space. The building will be pile supported, with concrete structure to the 3rd floor, and “EcoSpan” metal joist/deck system with constructed slabs to the roof. First floor spaces will include restaurant, offices, house-keeping and utility rooms. Second floor spaces will include offices, café, bathrooms, fitness and meeting rooms and rooftop garden. The third though tenth floors will consist of 211 hotel rooms. The building will receive two main stairs and six elevators. The exterior walls will receive a combination of thin brick veneer, aluminum panels, stucco, insulated window and stone masonry unit at ground floor. Exterior walls will be covered with brick, metal panel or cast stone. Retail and second floor will receive Curtain Wall. The restaurant will receive aluminum storefront entrances. The main roof will consist of a low-sloped TPO roof membrane. Second floor garden roof will receive concrete pavers over rigid insulation with landscaping.
The building will be heated and cooled via VRF outdoor units at the rooftop and individual VRF indoor units in each room. Hot water will be supplied via three gas fired heaters. Natural gas service will be provided for emergency generator, energy recovery units, hot water heaters, fireplace, deck oven and future restaurant use. An automatic sprinkler system shall be installed throughout the building. A diesel generator will be located at the rooftop and will provide emergency service to corridor lighting, elevators and exhaust fans. Public Spaces finishes will include wood flooring with oval shaped carpet at seating area, stone tile flooring in corridor, café/bar, elevator lobby, public bathroom, lounge, reception, vestibule and lobby. Gym will have rubber flooring. Meeting rooms will have engineered wood flooring. Wallcovering will be provided at public bathroom, lounge, meeting room and corridor. Wood wall panel will be provided at reception and meeting rooms. Murals are specified at jump lobby and reception.
